Reference Checks

We conduct a thorough reference check process.  On behalf of our landlords we are looking for tenants who will care for the home as if it is their own.  In addition, we will verify your income with your current employer.

Rental Bond

A rental bond is an amount of money paid by a tenant before commencing a tenancy.  The money is held in trust by the Office of Consumer and Business Affairs - Tennancies Branch to safeguard against any damages or unpaid rent.

Bond is generally either 4 or 6 weeks rent and will be returned to you (minus any damages/unpaid rent) upon successful vacation of the rental property after the final condition and inspection has been finalised and agreed upon.

The landlord may claim against the bond in the following circumstances:

*  Unpaid rent

*  If the house is left dirty or rubbish needs to be removed

*  Any damage apart from fair wear and tear

Keys

A member of SA Property Management will hand you the keys to your new home.  Keys will only be handed over on the day the lease commences after the bond and first two weeks rent have been paid.

Connecting Utilities & Moving In

To help you settle in, we can send off your utility connections to Direct Connect who will contact you with details of providers for you to choose from.  We strongly recommend you taking out private contents insurance (as the Landlord's insurance will not cover your personal effects).
